The 2-Minute Roof Check Every Richmond Homeowner Should Do From Their Yard

Share:

Most homeowners don’t spend much time thinking about their roof. As long as nothing is leaking, it’s easy to assume everything is fine.

But many roofing problems start small and go unnoticed for months — sometimes years — before they cause visible damage inside the home.

The good news is that you can often spot early warning signs without climbing a ladder. All it takes is a couple of minutes and a slow walk around your yard.

One of the easiest ways to catch roof problems early is simply looking up.

The 2-Minute Roof Check

Take a walk around the outside of your home and look at your roof from a few different angles. You’re not trying to inspect every detail — just scanning for obvious signs that something might need attention.

Here are a few things to look for:

1. Shingles that look curled or lifted
Shingles should lie flat against the roof. If the edges are curling upward or lifting, it may be a sign they are aging or have been affected by wind.

2. Missing shingles
If you notice areas where shingles appear to be missing, the roof underneath may be exposed to moisture and weather.

3. Dark streaks or patches
Black streaks are often algae growth. While they may seem cosmetic, they can trap moisture and slowly wear down roofing materials.

4. Uneven or sagging areas
A roofline should appear straight and solid. If you notice dips or sagging sections, there may be underlying structural or moisture issues.

5. Granules near gutters or downspouts
If you see sand-like material near your gutters, those may be shingle granules. These granules protect the shingles from sun damage, and losing them can be a sign the roof is aging.

6. Loose or damaged flashing
Flashing is the metal around chimneys, vents, and roof edges. If it looks lifted or separated from the roof, it may allow water to enter.

What If You Notice Something?

Not every issue means you need a new roof. Sometimes small repairs or simple maintenance can extend the life of your roof for years.

The key is catching potential problems early — before heavy rain or storms turn them into leaks.
